T wenty-eighteen was another challenging year for our rental property: 100% occupied (thankfully), new contract negotiations, and major water damage that ruined the wood floors! If you're new to my recaps, this is property is our old personal residence – a Frisco, TX townhome we purchased in 2007 and converted to a rental property in 2012. We bought it for $205,000 and put 20% down. We now owe $137,000 on it and the value is listed as $324,000. We manage this property ourselves: listing it , vetting tenants , managing repairs , rent collection , and raising rent . You can now add 'dealing with a major insurance claim' to that list.. CIT Bank Savings Builder Account: 2.45% APY w/ Monthly $100 Deposit

Update: Rate increased 1/3/19. CIT Bank raised the rate on their Savings Builder account to 2.45% APY . That's a solid rate on liquid savings as long as you set up a $100 monthly auto-deposit so you have nothing to remember. Details and screenshots on how to do that in my original review below. (You could also keep $25,000 there.) CIT Bank has a new high-yield savings account called the Savings Builder Account . This is a unique savings account with two ways to qualify for their highest interest rate tier of 2.45% APY (as of 1/3/19). You need ONE of the following in each Evaluation Period: Maintain at least one single monthly deposit of $100+, OR Maintain a balance of $25,000+. I noticed that this rate is currently higher than that of their 11-month No Penalty CD , although that rate can never go down during that 11 months. There is a $100 minimum to open the account, and everyone earns the top tier rate for the first monthly "Evaluation Period" (see below). ...

Installing Your Own Under-Cabinet Lighting

We've done so few upper cabinets in our recent kitchens that we actually haven't installed under cabinet lighting in ANY of them. But we did install it under the cabinets in our laundry room and – surprise! – I just came across a bunch of pictures of the installation process that I took waaaaaay back in 2014 but never shared. It's a remarkably straightforward process, so it could be an easy upgrade if you needed more task lighting in your kitchen, laundry room, or any other space with upper cabinets. The cabinets in here are from Ikea, so we also used one of their stock under-cabinet lighting options called GRUNDTAL Spotlights. These don't appear to be sold anymore, but the current OMLOPP spotlight seems to be a similar (even improved!) version. The OMLOPP ones are now LED and are lower profile, plus some cord management covers are included, which is nice.
